After an agreement is reached with the real estate selling company or the owner of the property, a sales agreement is prepared and signed on the buyer and seller sides. The buyer pays a 10% deposit, usually subject to the agreement, to the seller’s collateral account. The Authorized Land Registry Office prepares all the land registry documents and submits them for signature. Deed transfer is carried out simultaneously with the remaining balance payment. This process takes about 4 weeks unless a mortgage is used. If a mortgage is used, in addition to the above transactions, a bank appraisal and credit file process will be activated which may take up to 8 weeks. If you want to use a mortgage, it is important to get pre-approval from a mortgage company before you buy a property. Most real estate companies will not accept an offer on a property unless the buyer can prove they are already pre-approved or they can pay in cash. Our team will put you in contact with a mortgage broker who will review your application against other loan programs in the market to give you the best rate for your needs. Once the seller has accepted your offer, you will be required to pay a deposit for the property, and the financial institution that issues your mortgage will carry out a title deed survey and will do an appraisal of the property. Generally, at the same time the property is handed over to the buyer the money for the balance of the mortgage is paid into the sellers bank account.

Once you have been approved for a mortgage, you will have to sign the documents at the American Consulate. The sales agreement can be emailed to you to electronically sign and payments can be made via bank transfer. America uses the metric system so the area calculated in real estate is in square feet (sqft), however, since the projects are also shared to other countries in the world most of the time they are in sqft and m2 for international clients’ benefit. Note that unlike in Turkey, the balcony dimensions are not included in the size of the property and only rooms in the property that are ‘under air’ are included (eg: being airconditioned).
