Investment Proposal:
We present this unique opportunity for a Private Equity Investor to provide a Capital Equity Contribution. This project has two potential formats for investment:
1.) Profit Split 60/40: The Equity Investor contributes an estimated $1,691,750.00 US Dollars and receives in return 60% of the profits, once the home is sold, which is estimated to be $1,634,993.17 giving a 97% ROI. The Developer will receive 40% of the profits, once the home is sold.
2.) Fixed Developer Fee: The Equity Investor contributes an estimated $1,816,750.00 US Dollars and receives in return 100% of the profits, once the home is sold, which is estimated to be $1,879,146.55 giving a 103% ROI. The Developer will receive monthly payments based off a percentage of costs to the project.
The two investment formats above will be financed utilizing a Private Loan and the entire project will be built in less than 24 months total time of project depends on time of sale and condition of the market at time of completion.
If the loan amount is provided by the Equity Investor, instead of a Financial Institution, the project will pay an interest of 10% on the amount disbursed. This interest will be accumulated monthly and paid, once the home is sold, paid prior to the profit distribution. If the partnership utilizes the Fixed Developer Fee format and the Equity Investor is supplying 100% of the funds from the estimated costs, the loan interest and fee should be deducted from the estimated costs.
The Residence Architectural Plans have been developed by the renowned Architect Cesar Molina. The plans are only pending the working drawings, which will save at least 6 months of design time.
